Located at 2540 Elm in Deep Ellum right near downtown we have 2400 square feet we are looking to fill with a couple of laid back creatives in need of space. Previously we have sublet to photographers and for the past year it has been an art gallery.

We already have a design firm set up which makes it ideal for people who are looking to move and get rolling quickly.

In the space we have a G5 X-Serve with 900 gigs running Raid 5, which is backed up every night (Our thinking is we would partition off a chunk [50 or 75 gigs] for exclusive use), 100-baseT, cable internet, HP 8500 laser printer (prints up to 12"x18), mat room (it's not great, but it works) land line, full kitchen, 24 hour access, security system, with security gates.

The price is all-inclusive $450 a month (so long as nobody gets nutty with the color output). We have room up front, in back and for an extra $50/mo we have a separate office available.

Our only qualifications are as follows: You must have a portfolio we can see. It can suck, but we need to make sure you are here to work. Which brings us to point #2, this ain't a frat house, we throw mixers every so often, but nothing outrageous. However, people here do drink, smoke (outside) and cuss (everywere) all to moderate excess so if any of that bothers you, you are forewarned.
